What “furnished” actually means in Saigon
The word “furnished” covers a wide range in HCMC, so it’s worth being specific about what you’re getting. In the premium expat buildings in Thao Dien, An Phu and Binh Thanh, fully furnished typically means:
- All bedroom furniture: beds (usually double or queen in each room), wardrobes, bedside tables, dressers
- Living and dining furniture: sofa, coffee table, dining table and chairs
- Full kitchen: refrigerator, oven, microwave, hob, extractor hood, dishwasher (in larger units)
- Laundry: washing machine, sometimes dryer
- Air conditioning in every room
- Smart TV in the living room
- Water heaters
What it typically does NOT include: curtains and blinds (sometimes included, worth checking), additional kitchen equipment beyond basics, personal linen and towels, and internet (you set this up yourself — it takes about a week and costs $15–$30/month).

Thao Dien — the best selection
The highest concentration of well-furnished expat apartments in the city. Landlords in Thao Dien invest heavily in interiors because they’re competing for the same pool of expat tenants — which means standards are consistently high. The Nassim, d’Edge Thao Dien and Masteri Thao Dien all have a large proportion of beautifully furnished units.
An Phu — premium furnished with space
If you want a furnished apartment with more space — or a furnished house in a gated compound — An Phu is the answer. Estella Heights, Lumiere Riverside and The Ascent all have excellent furnished stock. Villa Riviera and Palm Residence compound houses are available both furnished and unfurnished.
Binh Thanh — furnished at better value
City Garden in Binh Thanh is one of the best sources of well-furnished apartments at a price point below Thao Dien. Many landlords here furnish to a high standard specifically to attract the same expat market. 5–10 minutes from the CBD makes it an excellent option for professionals.

Practical tips before you sign
- Request a furniture inventory — a proper list of every item in the apartment, ideally with photos. This protects both you and the landlord at the end of the lease.
- Test everything before you move in — especially air conditioning units, the hob and oven, and the washing machine. Arrange for anything not working to be repaired or replaced before you sign.
- Ask about the mattresses — this is the most common source of disappointment in furnished apartments. A good landlord will replace a poor mattress if you ask before signing.
- Check curtains and blinds — not always included. Essential in a city where the sun is strong and privacy matters.
