Expat Apartments for Rent in Thao Dien, Ho Chi Minh City (2026 Guide)
If you’re relocating to Ho Chi Minh City and asking where to live, Thao Dien is almost certainly the answer — and this guide explains exactly why, what to expect when you get here, and which buildings are worth your time.

Thao Dien’s walkable, tree-lined streets set it apart from every other neighbourhood in HCMC
What makes Thao Dien different
Most of Ho Chi Minh City is dense, fast-moving and not particularly easy to navigate on foot. Thao Dien is the exception. It’s a low-rise, tree-lined neighbourhood on a peninsula of the Saigon River in Thu Duc City (formerly District 2), where the pace is slower, the streets are walkable and the expat community is large enough that you’ll run into neighbours at the market and know the owner of your local café within a week.
What’s within easy reach: three international supermarkets (including two Annam Gourmet branches, the city’s best), dozens of international restaurants and cafés, yoga studios and fitness centres, a Sunday farmers market, and three of HCMC’s most respected international schools — BIS on Xuan Thuy Street, ISHCMC at two local campuses and AIS just a few minutes away. Metro Line 1, which opened in late 2024 with a station at Masteri Thao Dien, has cut the commute to the CBD from 25 minutes by car to about 12 minutes by train.
The best buildings for expats in Thao Dien
The quality of residential buildings in Thao Dien is the highest in HCMC. Here’s an honest summary of the main options:
Masteri Thao Dien
Five towers at 159 Ha Noi Highway, directly above Vincom Mega Mall and Metro Line 1. The most convenient address in Thao Dien — you can walk to the supermarket, the metro, dozens of restaurants and the mall without leaving the building. Apartments are well-proportioned and well-maintained. Popular with younger expat couples and professionals. Can feel large-scale compared to smaller developments.
Gateway Thao Dien
A large complex on Ha Noi Highway with its own supermarket, multiple pools and direct highway access. Particularly popular with families who want space and convenience. The scale (500+ units) means there’s always availability, which keeps prices competitive. Good value for the area.
The Nassim
The most exclusive address in Thao Dien — only four apartments per floor, infinity pool overlooking the Saigon River, sky terrace and concierge service. Built to the highest standard in the area. Pricing reflects this: 2-bedrooms from $1,800/month, 3-bedrooms from $2,800/month. Worth every dollar if privacy and quality are your top priorities.
d’Edge Thao Dien
CapitaLand’s Thao Dien flagship at 190 Nguyen Van Huong, literally next door to BIS. A rooftop pool with river views, design-forward architecture and well-finished apartments. The natural choice for BIS families who want to minimise the school run. Consistently high demand means it’s worth enquiring early.
Xi Riverview Palace
Three towers at 190 Nguyen Van Huong with some of the best river views in Thao Dien, a large resort-style pool, gym, sauna and tennis courts. Consistently offers excellent value compared to newer buildings — the facilities are genuine and the apartments are spacious. Very popular with established expat families.
Tropic Garden
A lush, green development on Nguyen Van Huong — the most tropical-feeling complex in Thao Dien. Extensive gardens, multiple pools and a quieter atmosphere than the highway-facing buildings. Very popular with families who want a genuine resort feel at home. Slightly older than the newest developments but extremely well maintained.

Resort-style pools are standard at Thao Dien’s premium buildings
