Developed by SonKim Land — the team behind The Nassim, Gateway Thao Dien, Serenity Sky Villas and The Metropole Thu Thiem — The 9 Stellars is Vietnam's first Transit-Oriented Development. Vietnam's First Transit-Oriented Development
The 9 Stellars sits directly beside the Suoi Tien Metro depot — one of three key stations connecting Thu Duc City to Binh Duong and Bien Hoa. An autonomous shuttle network is planned to move residents between the development and the metro, reducing car dependence and emissions. This TOD model is the first of its kind in Vietnam.
16.5 Hectares on Song Da Lake
Every building is oriented to face the lake, golf course or cultural park. The 700-hectare District 9 National Cultural and Historical Park and the Vietnam Golf and Country Club surround the site, making this one of the greenest large-scale developments in eastern HCMC.

The 9 Stellars is being delivered in phases. Here is where each subdivision stands as of mid-2026.
Alta Villa
81 lake-view villas (143–357 sqm). Handed over to residents in July 2025 with full legal documents and complete utilities. This is the first subdivision potentially available for rent — we are monitoring for owners looking to lease.
Alta Height
High-rise apartments adjacent to Alta Villa. Sales contracts signed September 2025 with full legal confirmation. Construction progressing — expect handover and potential rental availability through 2026.
Alpha Residence
540 apartments, 50–110 sqm, in a single 38-floor tower with 15 units per floor. Expected handover around Q1 2026. The largest subdivision and likely to be the main source of rental apartments once complete.
Future Phases
Additional subdivisions are planned as part of the wider 16.5-hectare masterplan, including further residential towers and the commercial district around the metro depot. We will update this page as details are confirmed.
