Ho Chi Minh City is one of the most exciting places in Southeast Asia to live as an expat — and finding the right apartment is the first step to making it home. This guide covers everything you need to know about renting in HCMC in 2026: the best neighbourhoods, what to expect from the rental process, how much things cost, and which buildings are worth your attention.

Why HCMC is one of the best cities in Asia for expats
The numbers speak for themselves. Rental prices in HCMC are 40–60% lower than Singapore, Bangkok or Kuala Lumpur for an equivalent apartment. A fully furnished 3-bedroom in one of Thao Dien’s best buildings costs $1,800–$2,500/month — the same budget would barely cover a modest 2-bedroom in central Bangkok. Add in Vietnamese food, a thriving international restaurant scene, affordable childcare, excellent international schools and a city that never sleeps, and it’s not hard to see why HCMC consistently ranks among expats’ top relocation choices in Asia.
The city has matured enormously as a place to live. Metro Line 1 opened in late 2024, connecting Thao Dien directly to the CBD. Major new developments — Lumiere Riverside, Feliz en Vista, Q2 Thao Dien — have raised the bar for premium apartment living. And the expat community is large and well-organised enough that arriving in HCMC today is far easier than it was five years ago.
The best neighbourhoods for expat apartments in HCMC
Thao Dien — the expat heartland
If you ask any long-term HCMC expat where to live, the answer is almost always Thao Dien. Located on a bend of the Saigon River in what was formerly District 2 (now Thu Duc City), Thao Dien has been the city’s most popular expat neighbourhood for over 20 years. What makes it work: walkable streets lined with independent cafés and international restaurants, Annam Gourmet supermarket with three local branches, BIS, ISHCMC and AIS international schools all within a 5-minute drive, and the highest concentration of premium expat apartment buildings in the city — Masteri Thao Dien, Gateway Thao Dien, The Nassim, d’Edge, Xi Riverview Palace and Tropic Garden. Typical 2-bedroom: $1,200–$2,500/month.
An Phu — space, compounds and schools
Adjacent to Thao Dien, An Phu has a more residential character — less café-and-restaurant, more space and family living. The draws are gated villa compounds (Villa Riviera and Palm Residence are the most popular), proximity to ISHCMC and the American International School, and a newer wave of premium buildings including Lumiere Riverside, Estella Heights and The Ascent. A 4-bedroom house in Villa Riviera — pool, tennis, 24/7 security — runs $2,500–$4,000/month.
Binh Thanh — CBD access at a discount
Binh Thanh borders District 1 and offers excellent value for professionals who want to be close to the CBD. City Garden, Saigon Pearl and Vinhomes Central Park are 5–10 minutes from the financial district with resort amenities and Saigon River views. Typical 2-bedroom: $900–$1,800/month — noticeably cheaper than Thao Dien equivalents.
Thanh My Loi — new developments, great value
Across the river from Thao Dien, Thanh My Loi hosts Feliz en Vista (CapitaLand’s flagship, with 100+ amenities including outdoor cinema and sky jogging track) and Vista Verde. Both are 20–30% cheaper than comparable Thao Dien apartments with similar or superior facilities, 10–15 minutes from District 1.
District 1 — the CBD
Vinhomes Golden River, The MarQ and Grand Marina Saigon are on the Ba Son waterfront, walking distance from the Opera House and the financial district. Premium pricing: 2-bedrooms from $1,500/month, 3-bedrooms from $2,500/month.

How renting works in HCMC
Agents are free to you
Rental agents in HCMC are paid by the landlord, not the tenant. Using a good agent who speaks English, knows the market and can negotiate on your behalf costs you nothing. It’s how the vast majority of expats find their apartments.
Upfront costs
Standard security deposit is 2 months’ rent (occasionally 3 for higher-end properties), plus first month on signing. Budget for approximately 3x your monthly rent as an upfront cost.
Key lease terms to negotiate
Push for: a fixed rent for the full lease term, a break clause after month 6, clarity on maintenance responsibilities, and a detailed furniture inventory with photos. Landlords who balk at these are worth avoiding.
How fast do apartments move?
Good apartments in popular buildings — especially 3-bedrooms in Thao Dien — go within days, sometimes the same day. If you have a specific move-in date, reach out 4–6 weeks in advance so we can prepare a shortlist. On a tight timeline, be ready to commit quickly once you’ve viewed.
