Grade B Office

$15–$40/sqm/month. Well-located buildings in Districts 1 and 3 — modern design, reliable management, good amenities. The sweet spot for most businesses. Balance of quality and cost. Available from 50 sqm for small teams up to full floors for larger organisations.

Grade C / Boutique

$12–$25/sqm/month. Functional offices in central and near-central locations — Districts 3, Binh Thanh, Phu Nhuan. Often in converted shophouses or smaller buildings. Excellent value for startups, creative agencies and businesses where prestige matters less than cost.

What to Check Before Signing a Lease

  • Quoted rent vs total rent — VAT (10%) and management fees are usually added on top. Always ask for the all-in price.
  • Lease term and break clause — most landlords prefer 2+ year terms. Negotiate a break clause at 12 months if possible.
  • Fit-out condition — shell-and-core (empty) vs fitted. Factor in fit-out cost (typically $15–$50/sqm) if taking a raw space.
  • Deposit — typically 2–3 months rent payable upfront. Can be negotiated on longer leases.
  • Rent-free period — many landlords offer 1–3 months rent-free for fit-out on new leases. Always ask.
  • Annual rent escalation — typically 5–8% per year in HCMC. Check the escalation clause carefully.
  • Parking — motorcycle parking (essential for local staff) and car spaces. Check availability and cost.
