What to Check Before Signing a Lease
- Quoted rent vs total rent — VAT (10%) and management fees are usually added on top. Always ask for the all-in price.
- Lease term and break clause — most landlords prefer 2+ year terms. Negotiate a break clause at 12 months if possible.
- Fit-out condition — shell-and-core (empty) vs fitted. Factor in fit-out cost (typically $15–$50/sqm) if taking a raw space.
- Deposit — typically 2–3 months rent payable upfront. Can be negotiated on longer leases.
- Rent-free period — many landlords offer 1–3 months rent-free for fit-out on new leases. Always ask.
- Annual rent escalation — typically 5–8% per year in HCMC. Check the escalation clause carefully.
